Only one family (parents, children and/or companions) may occupy each unit which may not be used for other than residential purposes.
No change shall be made to the exterior of any dwelling without Board approval. All construction, modification or other improvements to units require prior written approval of the Board as submitted by a fully completed Home Exterior Modification Request Form. Click HERE For Online Approval Form
When construction, repair or modifications are begun on any unit, work must be performed diligently and completed in a reasonable time frame as stated on the Home Exterior Modification Request Form. Homeowners will be held responsible for clean up of any construction debris left on site, spills or damage to common areas caused by their contractor.
No outbuilding, structure or facility of any kind of a temporary or mobile nature shall be used for permanent or temporary residence or storage purposes. Temporary dumpsters may be placed on the homeowner’s driveway during the construction period as indicated on the Home Exterior Modification Request Form.
No nuisance shall be caused or permitted by any unit owner on the unit or elsewhere on the condominium property, nor shall there be any use or practice which is the source of annoyance to any occupants.
All parts of the condominium, including each unit, shall be kept in a neat, clean and sanitary condition. No improper, offensive or unlawful use shall be made of any unit and all valid laws, ordinances and regulations of all governmental bodies and all rules and regulations of the Association shall be observed.
As stated in Laurel Hollow’s Declaration of Condominium, Article Xll (5), other than nameplates approved by the Board, no occupant shall post, affix, cause or permit the placement of any sign on any unit or other portion of the condominium property which is visible from any street or other unit. In addition, the Board shall not allow signage for any reason on any property inside or outside of Laurel Hollow’s entrance or exit.
There shall be no pets other than dogs, cats and birds, each in reasonable numbers for the pleasure and use of the occupants of any unit, and not for any commercial use or purpose. No pets shall be permitted out of a dwelling except for dogs on a leash and in the charge of a resident or visitor. All dog owners are responsible for cleaning up and disposing of their pet waste. Cats are not permitted to roam free.
Trash containers, fuel tanks, soft water tanks and similar items or installation shall be placed under the surface of the ground or in walled areas so as not to be visible from any street or any other unit. Garbage must be disposed of in plastic bags for pickup; metal or plastic containers shall not be used for garbage pick up. Unit owners may put out recyclables and yard waste the night before pick up. Regular bagged garbage may be put out no sooner than the morning of the day of pick up to avoid access by wild animals.
Clotheslines, permanent or portable, are not allowed if visible from any street or other unit.
Trailers, campers, habitable motor vehicles, trucks, vans or boats of any kind shall not be kept or stored on any part of the condominium property, except within an enclosed garage. Motor vehicles may not be parked on any part of any unit other than in a garage, except on a temporary, nonrecurring parking basis not to exceed 48 hours. A unit owner’s guests may park one conforming vehicle in owner’s driveway for a maximum of fourteen (14) days. To park a guest vehicle outside the garage longer than 14 days, it will require Board approval
Decks or docks are not permitted in or on the lake other than the dock located in the recreation area. No boating, other than for Association maintenance, is allowed on the lake. No swimming is allowed in the lake.
No changes in the elevation of the land shall be made on any unit or any portion of the condominium without prior approval of the Association.
The exterior of all dwellings shall be kept in a neat, clean and first-class condition and in a good state of repair. The expense of maintenance and repair of all dwellings of the unit is the responsibility of the unit owner. All garages must contain a garage door and electronic device for opening and closing the door. The primary use of all garages shall be for the storage of motor vehicles and every garage must be capable at all times of containing the number of vehicles for which it was designed.
Unit owners shall not conduct any business activities, whether for profit or not, within the condominium. This specifically includes but is not limited to solicitations, sales of products or services, and garage sales without first obtaining prior written approval from the Board.
No dwelling, garage or otherwise, shall be erected nearer than 20 feet from any street or 10 feet from the rear property line of any unit. In each event, structures on adjacent units shall be separated by a minimum of 20 feet No swimming pool shall be nearer than 10 feet to any unit line and shall project with the coping no more than 2 feet above the established grade.
No walls or fences are allowed on any unit without prior approval of the Board
No occupant shall interfere with the Association or their agents while such persons are maintaining the lawn or landscaping of any unit. Any plantings outside the garden areas which impact mowing operations must be approved by the Board.
All permanent storm shutters, of the same style as the rolldown type installed elsewhere in the community, must be the Laurel Hollow house color–stucco. Louvered, Bahama (privacy) shutters may be stucco, bronze or beige acrylic solid color latex stain. A request must be made to and approved by the Board to install any type of storm shutter.
In the case of imminent storm, temporary shutters may be put up without Board approval, and then removed when the storm danger has passed. The temporary shutters shall be Champagne Tint in color or clear. Approval for shutter installation will include the appropriate time frame for the conditions as stated in the request.
