HOW MUCH ARE MY ASSESSMENTS TO THE CONDOMINIUM ASSOCIATION AND WHEN ARE THEY DUE?

The quarterly assessment is currently (yr-2021) $700.00 per quarter for maintenance, reserves, and basic cable. As of July 1, 2021 this will change to $600 per quarter and basic cable will no longer be provided.

WHAT ARE MY VOTING RIGHTS IN THE CONDOMINIUM ASSOCIATION?

One vote per condominium unit at Association Meetings once a Designated Voter Form is signed and filed with the association.

DO I HAVE TO BE A MEMBER IN ANY OTHER ASSOCIATION?

No you don't.

WHEN WAS LAST RESERVE STUDY COMPLETED?

A reserve study will be conducted in 2019. The requirement for periodic review hasn’t been met in the foreseeable past.

IS THERE A SALES/LEASE APPLICATION FEE?

Sale and Lease Application Fee: $100.00. Approval for Sale/Lease forms are available on the community’s website

IS AN INTERVIEW REQUIRED?

No..

TITLE TIME REQUIRED FOR PROCESSING SALES/LEASE APPLICATIONS?

30 days.

IS THERE A MINIMUM RENTAL PERIOD?

One (1) year. Board of Directors must review the lease prior to approval.

IS THERE ONSITE STAFF?

No.

IS THERE A PET POLICY?

Dogs, cats and birds, each in reasonable numbers for the pleasure and use of the occupants of any unit, and not for any commercial use or purpose are allowed.

WHEN ARE BOARD MEETINGS HELD?

Generally, board meetings are held monthly on the third Tuesday of the month at the Cabana. Since the advent of the COVID pandemic, the meetings have been held as an Uber Conference. Information about how to access the virtual meetings is emailed with the agenda for the current meeting and minutes from the previous meeting. Also, this information is posted in the Cabana Bulletin Board with at least 48 hours notice.

WHEN IS ANNUAL MEETING, NOTICE REQUIREMENT AND QUORUM REQUIREMENT?

The Annual Meeting is typically held the third Tuesday in February at an offsite location within a 15 mile radius. A 60 day notice is given and a quorum is achieved with 51% owners present in person or by proxy.

WHAT ARE THE ARCHITECTURAL STANDARDS FOR THE COMMUNITY?

Please consult the current edition of the Condominium Association Rules, Regulations and Standards found on the community website.

HOW TO ENTER AN ARCHITECTURAL REQUEST FORM

1. On the Members webpage select ARC Req Form
2. Fill in the form - Click the button at the bottom of the page.
3. You will receive an email about the information you entered
4. Also, an email will go to the ARC (Architectural Request Committee) - sometimes called the Home Improvement Committee. 5. You will be kept updated on the progress of your request via email.
